They may have economy of scale but the consistency of delivered product is not always there.

Since I’ve been syndicating real estate debt and a few equity deals for 25 years, I’ve made it my business to maintain a constant “overview” of the “product” being offered.  

There is a place and time that it makes sense, but as long as you get any cashflow that first year, father's time will likely help you out after that as long as you have a quality product.

It is a slow time in the market overall with the holidays this month and next.

We didn't anticipate the housing market slowing when it did in August and now we are holding a flip that for all accounts should sell.
