I do a full gut and remodel including a better layout, new electrical, new plumbing, new lighting, mostly all new sheetrock other than pre-existing walls, laminate in the living room, carpet in bedrooms and tile in the bathrooms, kitchens, and showers.

My *understanding* is that a lot of it depends on if those investors 'had a preexisting relationship with you" (Think friends, family, co-workers, people you network with etcc...)

The market I live in is pretty expensive, so I've been exploring out-of-state investing and I thought a partnership with a turnkey company would be my best bet (positive, cash flow, seamless process, learning experience, a pre-existing team, etc...).

@Thomas Moran I have been in this boat before, purchased a value-add property knowing that in additional to physical distress, there were also issues with pre-existing tenants.

You cannot mass text anyone unless you have a pre-existing relationship or they opt in.

However, if there already happens to be a detached garage, pre-existing ADU, or something similar then the scenario changes.

This includes the pre-existing building, which is about $100,000 3,200 sq ft.

Having preexisting knowledge of significant issues with your structure opens you up to other exclusions such as failure to maintain, neglect, or normal wear and tear.
