Stereotypically I think students are harder on properties so turnover can be more expensive, in your experience is this true and if so how much more would you suggest budgeting for turns vs non-student rentals.

I can only imagine people relocating will need a place to stay until their home is built in addition to the perpetual rental crowd.

He found out the management company was lying to him about half the units being perpetually vacant when it was actually 90% full, and the crooked PM was pocketing almost half the rent.

I am lucky enough to say my properties have rose in value since I bought in a high demand niche area.I am just a normal young dude and people do not believe I am a real estate investor because I do not fit the stereotypical mold.

I'm grabbing address of homes that fit the abandoned/motivated seller stereotype- overgrown grass, mail piles, boarded windows, Eviction/Forclosure/Winterization Stickers (usually visible from street on Door or front window) Lock boxes on Door handles Good luck!

Most people are surprised when they are told I have good grades because I go out a lot and am very talkative and friendly, not your stereotypical 4.0 no life academic with zero social skills. 

My best guess, it hasn't really changed any... stereotypical section 8 don't really rehab, they just do the minimum.
