2) Call the City Building or Rental Dept to see if it has a Landlord/Rental License and if there are any outstanding tickets or permits.3) Highly recommend hiring an agent, familiar with rental property transactions, to create a purchase contract.- DM us for one that will do for flat fee.4) Highly recommend having property professionally inspected, including sewer camera.

For instance a zoning attorney or architect may be able to identify properties with favorable zoning or perhaps even change zoning through a new zoning permit or a use change variance before the property is acquired.

There is a cap on short-term rental permits in Breck and in Summit County ... and both caps are well over the limit.I'm not against AI, but these types of un-vetted responses can harm new investors.

So I am having a professional go today and take a look, and take photos, and give a quote, and I am sending the tenant a legal notice as well as the PM that no other fixing is permitted on their own besides paint, putty, and any hiring must be approved by myself first.
