True, but (a) they were typically experienced investors, and (b) today's market includes record prices and high mortgage rates, which is a double whammy. 

However, I haven’t found many examples of people doing this in that area.

I think some people are buying now because they fear prices will continue to rise over the next 12-months.

This is the max it seems most "A" lenders will loan too, I might get 50% from a credit union but that still probably not help in the short term.How do people keep going?

Two parents and 4 kids seems reasonable, but my houses are really tight with more than 8 people milling about. 

You really need an infrastructure to run something like that - systems, people...and you have to keep it going. 

Depends how you want to pay out. there are a lot of national syndication attorneys that can help and it's actually helpful but I think you should treat it like anything else. get 3 estimates and speak to 5 people, see who specializes in your strategy.
