I've learned a lot since then have become a private money lender and have done a lot of deals.

There are always private money lenders there and people who will partner up on a deal.

This means taking days off of work to handle business, dealing with the subs and any deficiencies they may have, spending time dealing with the city, for both permits and inspections.Having GC doing everything won't entirely eliminate your time cost, but it can mitigate it to an extreme degree.My take is that if you are confident that you can be as fast as the GC in handling everything and there is no negative impact to your other business then by all means do it.

That is why integrity and knowing you do right by people and going to bed each night with a peaceful and happy mind is key.

they are scammers, stay away, i spoke with them, i asked tell me one deal, they are asking firt pay 10k. 

Focus on understanding financing options like FHA, conventional, or creative strategies, and practice analyzing deals to build confidence.

Ask them for their criteria so you can find deals for them. 

Or you want to spent the time, effort, and money to try and self-source an off market deal here.  

Self-Storage gets good rent but it can be a hassle to manage & deal with.
