I'd focus on deciding what you want to do (flip-high risk, but potentially high return...or large loss; short term rental-more work, but higher return than long term rental; long term rental-less work than the other two, but lower return).Once you've decided which you want to do, then focus on getting the best house to meet your goal.

I lost a fund that was going to build 25 of these they decided on Austin Texas. land is cheap in ohio. there's 5 plots of land right now for 40k or 50k and we build houses 10x land cost or 10% land cost of after built value. don't do existing it's not worth it.

Eventually people die off and the homes go up for sale cheap, get abandoned and the park owner picks em up cheap and takes in the extra little bit of cash for the POH rental.
