However, if the FHA interest rate is lower, I would still go that route and if rates drop refinance however keep in mind FHA has PMI for life Here you go FHA has the self sustaining requirement that requires the three non owner occupied units to cover the entire PITI which with 3.5% or 5% down is virtually impossible with today's interest rates and price level.

Yes, you’ll have good transit access along 82nd but I believe you aren’t as likely to attract the car-less owner there as you would closer in. 82nd is changing, but I don’t think it’s happening fast enough to justify leave out permanent parking if you’re reselling individually.

@Brad Kanouse,I believe this is a duplicate of this post:https://www.biggerpockets.com/forums/311/topics/1210256-usin...But regardless, here is my answer:If you take a distribution from an IRA - it will be subject to taxes and penalties.You can convert your IRA into a "Self-directed IRA" and have the IRA buy the property, in this case you are not the owner, the IRA is.
