Though I do think you misunderstood where my numbers are coming from - I said conservative, middle-of-the-road estimates on gross annual income  :)  My properties vastly outperform those numbers, but I'd always rather underpromise and overdeliver instead of having unhappy clients who want to know why their cabins may not be doing quite as well as my own.

In general, a 3 or 4 unit will outperform a 2 unit from a cash flow perspective.

I would say it is not a hard no, but as @Brian Burke, there are a lot of options out there with experienced syndicators, so the deal had better have a clear path to outperforming other options.In general, there is a reason a lot of syndicators start with the close family friend with a lot of money.

it's like investing in stocks, if you are smart enough and willing/able to do the work yourself, you can probably out perform an index fund...but, if you just want to spend a day or two picking and then a few hours every quarter, analyzing... you will probably not be able to out perform a decent mutual fund, even with the management fees/charges netted out.If you have a "day" job or other sources of income that generate more than the expense of the management, clearly your time is better spent doing other things.If you don't have other income, property management is not that hard for someone with average intelligence and decent work ethic.

@Harry NealStart with analyzing why mutual funds are a better investment, which carry higher fees than exchange traded funds and do not outperform them consistently.Also, investing with no capital leads to higher leverage and more risk.
