I am new to the game and using the FHA loan has just seemed to be the most common way to house hack (at least in terms of what the resources I have read have said). 

Just my opinion but I think 2 years is too soon to consider exiting deals (minimal appreciation and less than optimal use of depreciation). 

No active projects yet, but I’m gearing up to dive into multifamily properties, ideally 16+ units, with a focus on creative financing and NOI optimization.

You are free to set your terms and connect YOUR client to the private lender that you think will work best for your client.I think the skills taught and the resources provided in this course are worth the $500.Having said all that, as I stated before, at the end of the four weeks I discovered that I would not be able to apply this to my particular niche. 

You have the resources to know what you’re doing and for renovations your dad I’m sure could put a great scope of work together. 

The type of due diligence all investors would like to do if they had the knowledge, the time and other resources.

Take time to learn through military-focused resources like Military House Hacking or Active Duty Passive Income, and connect with other military investors online or on base.

I've been informed that completing the course alone may not be sufficient to pass the exam, so I’m seeking advice on how to prepare effectively once I complete it.Currently, my only other resources include a YouTube video, five practice exams, and a textbook.If you have any additional suggestions—whether online or in-person, paid or free—that could help me effectively prepare for the exam, I would greatly appreciate them.
