I found nothing good at the ones near my STR, it was total crap that I would be embarrassed to have my guests use.

I suggest focusing on building your "Core 4" team—agent, lender (one who can finance both the purchase/rehab and refinance is ideal), contractor, and property manager.

This is a hard one for people to work with since a lot of investors that do not have a lot of experience do not want to get a deal, not know the full rehab, and fear that they will lose the deal/EMD.
