Purchase price: $814,000 37-Unit - HUD Section8 HAP MultifamilyOverall the project was situated decently well at closing, occupancy was mid ~85%, and overall the property was in very nice condition.

You can still buy plenty of things in nice college towns that make money. 

The thing is huge and just sucks to have it sitting empty outside of me hanging out in there with a couple beers and a TV on nice days. 

It's so nice to have that safety net.

So think twice before taking any outsized risks, as you already achieved a nice equity base, and you don’t want to end up screwing the pooch by taking unneeded risks ;)Good luck and keep us posted on your decisions…

I love the idea and its really quite nice because the costs are minimal and upside is huge.

Yeah, no question, I'd be taking my $2.5m payout on my $2m property and going to Carolinas, they got dang nice beaches too. 

And if construction doesn't start up soon and return to precovid growth, you're going to see a nice gap that helps drive occupancies even a little further up until it does. 

Put down a nice piece of sheet vinyl.
