I have a contract drafted up with inspection contingency, and will disclose my option to assign the contract in the original P&S.

You have to know how to screen tenants well, know the landlord tenant code thoroughly, know how to send proper notices, when you can charge late fees, what to do if a tenant doesn't pay etc.I can't tell you how many owners have come to us over the years who thought they could manage on their own and got all the way to court, only to find they didn't follow proper protocol with notices or the late letter etc and have the case thrown out and have to start again.Also, are you local to do inspections? 

Wholesalers use the “option” clause, inspection clause, or a specific “weasel” clause to terminate the purchase contract if they are unable to contract with an end buyer at a higher price.  

If any inspections are requirted, make sure that they are done and signed off before paying.

Hi thereNeeding some guidance if I should run.I am in due diligence on my 2nd deal and the sewer inspection found 3 areas in the sewer line with very tiny roots. 2 were little nubs and the 3rd was  like a new growth on a tree. 

Then I would have an inspection + sewer scope done on the property and have a contractor go through it.
