This guy claimed to have hundreds of homes which was a complete lie and then drives idiots around the Philadelphia hood in a party bus for thousands of dollars. 

I could have bought it and arranged to upgrade the panel on Day 1 after we closed but I didn’t feel good enough about taking the risk on a $280,000 deal in the event there was a problem and I had to try to make a claim prior to the repair.

If the security deposit is not enough to cover lost rent, utilities, and damage, you are welcome to sue in small claims court (which most of us have never done).

Rents were already maxed out at market rate but they were claiming they had a lot of upside potential, when they didn't.

Nationwide sent a non-renewal letter for an 8-plex, claiming property was within 1 mile of a fire hazard zone.

Any other recommendation to ensurebthat umrella insurance is full proof and that it actually works and they dont bring that one disclaimer if and when it comes for actually paying for the insurance claim,  if ever.

He also claimed to tithe 10% to his church in Chattanooga - Silverdale Baptist Church.

You turn in your claim within a few days after moveout & they send you the money in a few days after approval. 

Just to confirm, for an owner-occupied home (one you live in) you have to live in the property for 2 out of the last 5 years in order to claim the $500k exception for married couples.

We have tight contracts and tons of email correspondence for a claim, if there's even any money left at this point.
