Ultimately, I do think S8 requires scale and lots of efficiencies but has its benefits. 

The deed transfers to the trust without triggering due on sale and that is the only item requiring recording in the process.  

It all depends on what your requirement for cash flow is.

Germantown has better cash flow potential but may require more hands-on management.

That is why PreREO requires the defaulted note buyer/partner to file for a court hearing requesting a third party independent receiver to be given court approval to accept rent on behalf of the actual owner of record and divert the funds to you, the note buyer prior to taking title via a completed foreclosure.
