@V.G Jason It is true that a duplex limits your rental pool.

The type of property can influence the risks you face, so coverage limits matter.

I suspect the person who originally turned it into a fiveplex only applied for permits to make a fourplex and then did the 5th unit fly by night (perhaps at a later date) in order so the property would still be considered residential and allow for better financing possibilities.

@Bryan Stengel, I think alcohol has been the tough one with the STRs, not sure about if you need license( hopefully someone will chip in ) , however there  always the liability part including but not limited to offering alcohol to people who are trying to quit etc.

I believe the older vacation homes that have not been brought up to date will really struggle with occupancy and / or rates. 

And, they limit the type of people.
