I've seen this and it's the blind leading the blind.

Pretty much the core of the STR business.Higher your rank gets, you can increase your price and be more picky in selecting customers which usually lead to a better review / less party or complaints / less expense and higher profit with a happy life.I know some people will argue, but the ranking system is the truth and should be the only guide to your STR journey. 

Major issues are lack of parking, lack of elevators, leading to numerous unlived in units.  

Only time I will ever concur that most win at flips was the time leading up to the Great Recession. 

You can learn to do this independently or get a rockstar REALTOR to lead the way.

No, that way leads to a failed investment. 

Our LTR lease is nearly 18 pages long, not including the additional riders for mold, radon, lead based paint, etc. 

I agree, shorter-term plays are tough in the current environment, and patience paired with a strong strategy often leads to success, unfortunately this is a strategy that a lot of real estate investors don’t really have the experience and the patience to follow.

Look, I am not saying all this is going to happen, that Pace will soon be lead away in cuff's for an all expense paid lifetime pass to "club Fed"....
