Hi, I just went into contract for a property that mentions "house was treated for termites and wood infestation."

@Jason May poor MSA, declining population, declining job growth, rising crime, rising vacancy, poor schools, proximity to class D areas/railroads/waterways, floodzones, high taxes, knob and tube wiring, poor foundations, extreme termite damage, generally bad layouts, raccoon (or other animal) infestations... just to name a few.

I’m surprised by the scale of the infestation and how suddenly it happened - is this typical?

As a general rule:VA Loan - The WDO needs to pretty much be perfect.FHA Loan* - Infestation must be treated and all visible damage must be repaired.Conventional Loan* - Nobody cares.

You can create a checklist of likely locations of bed bug nest for your cleaning person to visually inspect before cleaning the house (they'll probably appreciate not working in a bedbug-infested house).

You have little or no control over whether they hoard cash and let the community fall apart, hire the HOA president's brother to paint the buildings pink, raise the HOA fees to the point where you are cash flow negative,  lower the HOA fees to the point where the HOA goes broke, or fail to treat a termite infestation or cut the grass.2.

I know someone who purchased a large multifamily complex and one of the buildings had a long standing bat infestation.

By "deteriorate" I mean suffer horrible damage like holes in the roof, water damage throughout the walls, infestations throughout, sewage flowing freely.

Don’t call the health department, as they will only hold the landlord responsible for all infestations. 

The apartment is roach infested.
