Using simple numbers, assume I want to purchase a $100,000 property using crypto as collateral:- I pay the closing costs with cash- I put down 10% down payment with cash ($10,000) - I utilize a crypto mortgage for the remaining 90% ($90,000) This way, I still keep my crypto and I have a property, both of which may accrue in value over the long-term.

The long-term moves are to get a concession to buy down the rate for good (not a 2-1 or 3-1 buy down), it's a smaller number (i.e. .25% or .5% decrease on the rate), and getting their full closing costs covered is money out of their pocket today they'll be saving that could be huge to give the buyer more money for repairs and/or furniture along with just life expenses.

The seller offered financing with 20% down, which I used to buy the place.After starting construction and realizing it was going to cost more than expected, I approached a small local bank that knew the property and would offer the rehab financing.
