That is the point of acting as a licensed agent to begin with.The job of these promotional companies is to be transparent and make sure investors know they are not impartial.  

You simply Invoice your clients your agreed upon %.Property managers pay the cleaners and staff and invoice the owners.

The house is a very cute brick house with all high quality staff.

When talking with staff / residents / others on the properties we operate, I typically say I am the manager of the company that owns XYZ proprerty and that is, in fact, the most correct description.

The central dashboard is a nice feature along with the revenue management and automated messaging (when it works) the integration with platforms like pricelabs and beyond pricing isn’t there yet, as well as task delegation for staff such as area managers and cleaners.

Is the business expected to pass out meds for the residents - and are you required to have medical personnel on staff to do so?

Where I'm at in California, if staff (the planner) is being obstinate, then the other two routes are 1) hire a land use attorney or entitlement consultant and if they feel that you have a case to build just one home without going through the subdivision process, then they may be able to compel staff in a way you can't, or 2) talk to an elected official who may be able to sway staff to give you what you want.

Using some simple standardized tech systems and putting defined process's into place, basic training, maintenance ticket times were reduced 87%, PM Staff avg. communication time was dropped from 17min too under 4min.
