Hey Kyle, Most areas in Canada the expenses are paid directly by you the landlord, unless each individual unit has separate meters for hydro, water, and heat.

Recommended a hydro jetting for $850, but currently draining fine.1 heater is about 6 years old, other 2 are over 30 and 1 of the old ones is in-op.Already knew windows need replaced, Kitchens and baths need update so wasn’t worried about that too much. 

Quest Trust and Jet Lending has a number of meetup they organize themselves and are informative.

And many turn key buyers bought 4 props at once with as little as 5k total out of pocket and then got 5 to 8k cash back per file.. so they got their 5k back plus 30 to 35k in refi proceeds that were intended for reserves.. ( I think most of that money went to buy a jet ski LOL)..
