Bought a new construction in a very hot area (both temperature and housing market).

Ohio is a very hot market right now with a lot of upcoming growth and when buying real estate with cash, I like to focus on heavy cash flow markets. 

Austin is the capital of Texas, a corridor of the Golden Triangle (Dallas-Houston-San Antonio), home to a huge university, a large population, and still a lot of job opportunities.Overall, the market is warm, not as HOT as the weather right now.

If we get into a quad for say 25-30k, we know we will have to replace all electric, all galvanized plumbing, hot water heaters, furnaces etc. and yes I use the same everything except furnaces as those might depend whether you have Up flow, down flow etc.

Not as a trainer or guru but as a Back of the room Vendor ( Lender to the students looking to fix and flip or BRRR) the high profile guru's just take a page out of Amway and MLM .. huge budgets professional actors as there front folks .. presentations that are geared to what everyone wants financial freedom and more time with the kiddos thats the hot buttons..

We had our escrow instructions to title telling them they can record when they can put us in second position.. so we were good there.. that was another title claim I made and got paid off.. turns out the bad guy new when our title company had their recording slot and recorded the deed of trust just ahead of us..
