If you have a mountain cabin maximize the hot tub area and the cabin interior, etc.

I told them when they moved in the hot tub and AC were luxury items that came with the house, but if they break I would not be repairing or replacing them.

From an amenities standpoint hot tubs are very high on the list, that being said I have in town properties without hot tubs that do very well but it is not an expected amenity.   

Just imagine a guest getting shocked because the GFI was not installed properly, or you hang a chandelier too low over a tub, or wrong type of can light in shower, or.........?
