What are the biggest challenges people have faced with this. Also how do I make sure to get good tenants?

I'm an investor and used to house hack. 

Stick it all in a rental, house-hack, index fund, or small business shot.

If you live there and are currently renting, then there still is a pathway to house hack say a duplex and better your situation.

I’m currently selling my main house and wanted to house hack but the only multi family properties coming on the market are like $1.2 million for a duplex and it just doesn’t math :/ Home prices here have always seemed to be higher than most areas. 

Without house hacking, your figures would look like this:$1850+1850 = $3700 - $1500 - $3200 = $-1000 net in your pocket (let's skip principal paydown and tax benefits for now).With house hacking, your figures would look like this:$1850+650+1500 = $4000 - $3200 = $800 net in your pocket. 

I would say one of the best ways is house hacking.
