My "Why" is because I want to continue to be an active mom in my children's lives (more specifically...not to miss school events, milestones, and just spending time with them), to be able to leave something behind for them (and future generations) that they can build on/take over if they want, and to continue to fulfill my wanderlust as much as possible.

My thinking is twofold: first, that the ARV would considerably exceed the current appraisal, so equity would be abundant (BRRRR scenario), and second, that this helps me fulfill two dreams at once (mine, entering the investment realm, and my wife's, opening a business.)I am well aware, however, of the fact that this is a long term project, although I don't know exactly how long.

Other than that, if someone has an analysis addiction (like many real estate people do), I would think that it would be a moving target requiring evaluation often to fulfill the need to always get the very best deal / to ensure your are getting that last drop of benefit.
