As long as you can make these properties break even, or even maybe a little negative in cash flow, as long as you can float it, you have a higher likelihood of making much more money over time than simply focusing on positive cash flow.What's everyone's take on this perspective?

However each bank may vary especially local banks and portfolio lenders who do not sell but rather retain the paper they write.A person may go with option B because the the cost of funds to float this project from their "private lender," might be 12% while with a conventional lender's costs they are 5.625% 30 year fixed so you save the 637.5 basis point spread between the rates each month assuming all else equal.

I'm guessing that either the ground was not compacted or there was debris that decomposed and left the slab floating.

If it gets to the point where I have to foreclose to get an additional 3% (6% to 9%) I think I'll find another business, that's not enough to float my boat.I don't think deeding back is a cure.
