The other ideas I have is to (1) get cell towers for the building as its taller than the surrounding buildings and has great line-of-site (2) offer signage to either billboard companies for the roof or on the side of the building.If you have experience or information on courting cell companies, billboard companies and what they may add to the property bottom-line, please chime in!

Many lenders are doing periodic occupancy checks and because the property is investment / Rental, if caught committing "Occupancy Fraud" the lender can call the note due, foreclose and the owner is out like the fat kid in 5th grade dodge ball!

You need to make sure you offer with a good amount of lease option money to the seller and be fair with your expectations or the minute they run a ridiculous scenario/ offer by their attorney or realtor, you're out like the fat kid in 5th grade dodge ball!

There are no beds, or TV  I use the computer to research properties, check email and enter details in my excel that has property information  I may play some free cell from tome to time

I guaranty if you were to battle anther realtor with a borrower/ buyer who was to do as I described above, 7 out of 10 times you would lose down here in FL  with that outdated strategy of "Poor Mouthing the Offer" with ridiculous Good Faith Deposit amount in escrow.If I were selling a 500k home, and an a buyer hit me with a 5k deposit, their offer would be out like the fat kid in 5th grade dodge ball!

@Drew Brown  Sorry for the delay, busy season.....We do rent a few more remote properties (but not too far from office) and have turned down many....A main criteria that there would be some kind of phone service, land line or access...Many areas outside of the cities have shaky cell service so not being able to have someone contact us in an emergency, to me, is not workable.
