One was conventional financing and the other was a portfolio loan from a local bank here in Hawaii, I also did a lot of research into DSCR loans during my search.I'm also an agent here on Oahu but focus mainly on Property Management, at the brokerage we manage roughly 50 units that are a mix of STR, MTR, and LTR's.

Wherever you took your broker's class you should have ample study materials.If you are talking about your real estate agent's license in NJ (that is not a broker's license), you need to take the initial class at an accredited agency and they will give you all of the materials after you finish the 75 hours for the test.

@Juliann Morala Yep, a buyers agent that works exclusively with investors will have all the info you need and lots of options on contractors, lenders, attorneys, inspectors, property managers.

And the second was that it was in a flood zone with the listing agent and seller saying it had never flooded but we were able to get confirmation that it had taken on water at least 3 times in the past year and the insurance agent for the property stated that with the flood insurance the premium would be close to $11,000 annually which meant the list price had to drop from $339,000 to less than $239,000 to make anything work.
