We had a tenant terminate early so I took those funds and replaced all outlet fixtures/covers (where required), HVAC exhaust vents/returns, light bulbs, professionally cleaned, painted all closets, a ceiling that was yellowing, and touched up the walls and trim.

I've exhausted all other PM options and this is the only one that seems promising (aside from this clause).

Now if you can buy from the beginning with your LLC that would be better but I would suggest exhausting your conventional loan spots first.

Doing it myself saved money but was physically and mentally exhausting.

I am now up 4am every morning and make sure I use that time for things I need to get done before work distracts me and I come home exhausted. 

I'd make sure to get the leases, start researching those tenants exhaustively online, and demand proof of rent payments for the past year.
