A few times our door knocker team doubles as "movers" litterally.- You will have to come out of pocket for the arears, fees etc, just to get into "contract" some times $20k or more and all you have as protection is the word of someone who's proven to be unreliable and a signed piece of paper... 

We rehabbed the entire property and added an additional bedroom to each of the units.

If you don't double & triple check everything, you stand to lose money while the people promising you the world make money.  

I am currently living in the master bedroom, and renting out the other 3 bedrooms.

Something like a house hack, rent out extra bedrooms in your unit, rent by the room, mid term, short term rent the owner occupied unit on busy weekends (and go stay with friends/family)...get really scrappy.

I doubled my money!  

I won't double or triple-down on what folks have said above.

2 or 3 bedroom properties would be more profitable considering their cost?
