Does anyone have a set of questions or things they think through or scripts or anything that helps them approach, talk to, and close on deals with homeowners when they approach them directly (whether through mass marketing, driving for dollars, or otherwise)?

Investing in real estate with after-tax dollars provides flexibility, leveraging, and tax benefits like depreciation, but involves an upfront tax hit if cashing out a 401(k).

That's a super high dollar per hour.

2.) looking for advice on how to deploy 600+ thousand dollars into real estate and start receiving the cash flow from it without having to pull the 401(k) out and swallow the tax ramifications.I currently own 13 units and receive healthy cash flow from all of them, but I am looking to increase my cash flow so I can ease into the next phase of my life which includes work of a different kind but not doesn’t having a 9 to 5 job.Thanks in advance!

Helping others and adding value should be at the top of their list, not making another dollar!

Make sure you know what it's like to be an Agent before you spend thousands of dollars on MLS fees etc.. 

Reason, if the individual is willing to give me top dollar rent and thinks he can still make a profit, then it's a win/win.

I have done a few things, I have rentals, I have driven for dollars, I have sent out marketing, I have knocked on a few doors, and I have flipped houses. 

But what is really cool is you can get between 1000-10000 dollars in commissions for signing people up who want to learn about real estate.
