Had we dug into the "3-5 years old" disclosure better we would have found that the older folks who sold the home were most likely remembering things wrong because after the sale we got up there and found it to be near the end of its lifetime.

What you should do instead is asking all disclosures to be forwarded to you before even visiting the house.

i.e. proof of funds, pre-approval letter, signed disclosures, etc- What experience do you have working with house-flippers, and other investors?

With VA there are many problems and disclosures you need to make.

A broker, acting as a broker under the guidelines of regulatory agencies, acting with the knowledge that they have a duty and responsibility bound by their licensing and being paid a traditional brokerage fee with full disclosure on the HUD of the amount is perfectly fine and there is no difference. 

I will add a subject to provision to review the HOA financials, board minutes, and disclosure of any legal documents pertaining to the HOA.
