I dont know the area, or the county for that matter, whatsoever.I did some preliminary due diligence on Clinton, including 5-year population trends, demographics, rental rates published, and some other region-specific data. 

If its a New Western deal though I am extremely dubious .. those require extra due diligence as the deals I see coming from them one needs to verify every aspect of what your being told.

Sounds like your friends didn’t do their due diligence...

There are a lot, but you want to do your due diligence on them for sure. 

For those of you that are doing your due diligence of Realty Medics like I am, note that Realty Medics is the property management arm of Realty Doctors.

As others have said, you can do the digging yourself with the municipality or hire an Architect to do this due diligence and provide a zoning and property analysis report bringing all the info together for you.

Two things:  1) You must find a real estate deal that fits your needs, so expect to have some due diligence here. 

I would suggest to check these things out before an offer or while under due diligence before the contract goes hard.I was under the impression he got it to rent primarily.

I am going to take it all into consideration and start doing my due diligence.
