I am a newbie and having a hard time finding template contracts that I can edit.

There are still a few pocket areas of the Oregon Coast that do not have any restrictions, many where active rental permits transfer to the new owners, several where the allocated number of permits has not been reached or where there are very reasonable waitlists for a new permit (often in the single digits.) 

I am up 8 digits all RE and 7 digits on 4 different properties.  

You can install a digital sub metering system without even cutting any pipes or getting the utilities involved.

This is what I love about BP: the OG's sharing their knowledge with the Young Bucks, nothing much to gain from it except paying it forward and being able to share their story around the digital campfire. 

I personally spent a lot of time designing, editing, and developing some of the templates and I think everyone is going to love the modern design options.

(edit: the property can have up to 3 units built on it...house with attached separate apartment + unattached ADU)Of course, other people are telling me to park my cash in a high yield savings account and just chill LOL, but I'm not really comfortable with that either as an investment strategy.
