Those really need to go.Painting and replacing knobs many buyers these days are keen on that trick and it's been used up.Also looking underneath the foundation it looked like one of the columns needed shoring up and the brickwork was deteriorating and would need some repair as well.I would totally redo the tubs and the kitchen.Kitchen and Baths sell a home and you don't want to give a retail buyer a negative as to why NOT to buy it.

If the owner is in financial distress, most likely the property has deteriorated since then.

The reason that makes economic sense as well is because the bank is going to lose money the longer they let the process drag on, so it makes sense for them to accept a lower price earlier.The exception to this, of course, is the REO that has deteriorated in condition and is no longer suitable for move-in.
