Hi Diane,If you're looking at properties with purchase price values under that 75k mark then your best bet is to start with a light rehab loan scenario.

Finally, you will want to seal up the walls about 3' or so with Kilz or Shellac ( I prefer pigmented shellac as it seems to work better) Another thing you can do is go through with a black light at night and run it along the walls.

One thing that I wish I didn't take lightly when I first joined is not doing the due diligence required on deals and trusting every community member I encountered.

@Kelly Beck If you are trying to sell a note, another option is a Note Broker or someone that acts as that like a servicing company's sales desk.  

We were hopeful everything would resolve itself.Finally, in March of 2024, we got the green light.

Has anyone else gone through this exercise and can shed some light on the positive and negative aspects of the different approaches?
