It's weird, but I learned about them through a decorator I hired who swore they had the best selection and price around, and for some odd reason, they usually do.

It's a beautiful site, and all the houses on Balboa Island are decorated, with many looking like gingerbread houses!

The decor and such is still largely late 70's.

For Example a 1200 sq ft 3 bed home with neutral decor will rent for x amount of dollars.After you have figured out the rent and the product you want, factor in the 50% rule and then set the auto MLS search parameters for a low enough price point that it cash flows.

They stole the bike wrack we had out there (yep, you read that right, the city stole it), they removed all the bushes and flowers, and they constantly try and move the decorative garbage containers we have out so that people dont have to throw crap on the side walk and street.The DDA just turned down a million dollar business that wanted to move into the area because he wanted to have automatic doors like you see at some CVS drug stores.

Get with a good interior decorator..

It should have been part of the whole house theme prepared by the interior decorator.

The other issue is that the architectural and decor style is very personal (it looks more like a club than a residence), which would make it even harder to sell.

Recognize that the tenant has to invest money to decorate the space or move their equipment.
