It is really hard to make the numbers work when looking at a property unless it is an absolute steal and still cash flow.

You typically don't have the opportunity to inspect them prior to purchase, the occupants may not leave, the occupants may trash the place and steal doors, appliances, and cabinets on their way out, or you may discover it's so damaged it needs to be torn down.

You will not get any notifications when someone is there doing damage or breaking in but you can replay the footage after the fact if they dont steal the computer or NVR.I use Digital watchdog cameras and software.

It's such a small park and your population is small so unless the park is just a steal and you can manage yourself it will be hard to grow it much.  

If these crooks are doing it to me, can you imagine who else they are doing it to?

However, my property manager advises against purchasing/placing dehumidifiers as she feels that the tenants may disconnect, break, or steal them. 

The last thing you want is for him to accuse you or a prospective tenant of stealing something from the apartment while he was gone.

By providing these services, you are just opening the door for "your cleaning person" to break or "steal" something.

Your tudor style four-unit on the quiet cul-de-sac isn't going to drink on the job, steal toilet paper and embezzle quarters from the washing machines...

tough to find.. however be careful your most likely going to get hit by scammers promising you loans if you just pay this or that app fee etc etc.. these folks are just trying to steal your money..
