With regards to finding something that would be workable for you and them, have you thought about finding a property with a detached garage, putting in an accessory dwelling unit (ADU), and then renting out the front house to your parents, and the back house to another person?

It is what is termed an accessory use, meaning it has to go with something else i.e. a residence.
