This question is definitely very location dependent - licensing across state-lines is a tricky thing to navigate so depending on the size of the lender they may operate in one metropolis or all over the country.

Sellers or JV partners may value a hands-off partner who can handle rehabs.Start with a Strategy: Whether it's BRRRR (Buy, Rehab, Rent, Refinance, Repeat) or simply flipping properties to build capital, define a clear path for your first few deals that aligns with your long-term development goals. 

I found working with investors from around the country it is much easer and safer to let builders do what they do best and I will stay on the investment side.  

Our go to lender to @Jose Valdovinos with Cross Country Mortgage...I am almost certain that they can do loans in the ATL, but hose can confirm. 

What was your plan to manage the property especially when you are not living in that area/ country.

Obviously, this is just my own analysis but the new administration anticipation is the flavor of the year.I'm still yet to be fully sold that we're healthy as a country and that 100% of what we're being told will happen-- I'm betting less than 50%.

The real estate industry has changed a lot in the last 5 years and many real estate brokerages are going down the same path as commercial brokerages.

I also invest cross country and love it.
