The economy looks to be slowly diversifying away from Oil and unemployment is low in OK.

I took extensive video and pictures when i moved as the house was not, to most people in move in condition, obviously cleaned but very cheap and very old carpet, large areas of rooms that weren't entirely painted weird hardware sticking out of walls, screw holes or remaining screws and nails, several patched but not painted areas, tons of areas with drawing, water, oil marks on the walls (from a centimeter to 1 foot) etc etc! 

If you want to be retired and have passive income, then investing into real estate syndications, debt funds, oil and gas companies, hard money lending, etc are good options.

Rental property prices are increasing as rents increase due to oil and gas workers.

Moisture from showers and cooking is staying in the home.How long has it been since there was moisture in the crawl space? 

If professionally done it will look better and be nearly just as durable as LVP (and likely cost less.)If using an oil based polyurethane coating (do multiple coats), the floor can be buffed and recoated as needed opposed to a LVP where you can't really do any maintenance and in the even of a repair often times you're stuck taking up all or most of the interlocking floor which is a huge hassle.I love LVP in the right situations and almost always use it in a kitchen or bathroom remodel, but have found it cost effective both on the front end and for maintenance reasons to save the hardwood when possible.

First purchase with an oil tank removal; expect it to be more than quoted.

We have one on demand on our oil boiler in a 5 unit and it works great but it is the northeast so the heat is on anyway and there is a reserve water tank. 

You probably don’t want a housemate making a ton of noise in the kitchen cooking a 5 course meal while another housemate is trying to concentrate on an important conference call.
