Hello, I am looking for a reliable wholesaler who is knowledgeable in condominiums on the south-side of Jacksonville.

I feel like an advisory board would bring the necessary insights and credibility to successfully launching my business. 

Hi Amiris,Thanks for your comment.We launched like 2 weeks ago with a half A$$ed website and ZERO marketing and already recruited 7 agents.I have had VC's throwing money at me like crazy but we are looking at bootstrapping for now until we prove the concept and maybe raise money on our terms.Looking at including all of these things in our online platform:Live support, training and “How To” video’s, various marketing templates, a CRM database management software, a DIY social media account set up, a DIY personal website set up, create own Dotloop signature tool, online continual education courses and a full blown real estate library of videos, tips, webinars, courses, etc..I'm super excited about this mate and believe it to be the new revolution of real estate brokerages Thanks again

@Lelith WalkerYour governing documents should outline the procedures (judicial foreclosure, non-judicial foreclosure, etc.) the state of New York may also have provisions in their condominium law that governs how you can collect.

Hey guys,I have come across a seller wanting to sell a condominium in the Sandpiper Lake Condominiums in Muncie, IN, but I am entirely unfamiliar with the market up there.

PROs:Adds a level of professionalismAccess to MLSNetworking with other agentsAccess to resources of TREC, TAR, NAR, SABOR, & other groupsListing your owner propertiesAbility to earn commissions (or given them up in order to get a deal)Ongoing education that keeps you at the forefront of the market, legal issues, & trendsCONs:More liability (assume professional liability)Some people just don't like RE agentsRealtor - often considered the last bastion of hope for people who have failed to launch a  successful career in anything else.Dues, Fees, Insurance, Expenses in GeneralSubject to rules and laws that don't apply to non-realtorsHaving to work with TREC (they are just very slow and cumbersome to work with)For me, I find it worth it to be a professional in my field.  

There are lots of unknowns and many moving parts on a rehab project, and adding the whole condo conversion piece to it can launch the complexity into the stratosphere. 

I'm in the middle of launching another venture, so my time seems better spent there than in court. 

I was really counting on Re wholesaling to launch my career into MF cash flowing properties.I know I will need to sit down with an attorney and get it precleared at the bank , but any advice here on how to tackle will be very appreciated.Thanks in advance, BP nation.
