Hoarding is a protected class because it is a disability. 

It’s safer, and honestly you aren’t spending it, you’re moving it from one asset class to another.

Property is still a class A location, but slightly too big for the average user.

New to this local market, I wonder whether buy and hold is a good strategies for this market (balanced between cash flow and appreciation for class A or B, I know cash flow is difficulty in general given today's real estate environment )?

I'd put it as Class B area for the most part. 

I’ve taken a million classes, read a million books and countless meetups but I know the best way to learn is by doing.

For A/B class tenants that may be ok most of the time, but many tenants are paycheck to paycheck especially in cash-flowing markets.
