Hi All-My tenants just moved out after a year and the apartment reeks of cigarettes smoke.

What special rules do I need to follow (e.g. proper number and placement of smoke detectors and carbon monoxide detectors) that might apply to a rental property that don't apply to a primary residence, or where can I find these rules?

Plus, for all the labor intensive work- Roofing, Demo, Flooring, Scrubbing smoke off walls, building a deck, I am helping and not getting paid 1 cent nor did I get paid 1 cent for the countless hours I've had until this closing.

Had a ring of marijuana smoking bicycle thieves break into one of my houses and set up shop in the living room. 

It includes provisions like:One person per room.One car per tenant.Very limited overnight visitors.No partying whatsoever.No smoking or drugs whatsoever.No pets.

The house is cigarette tar-laden, so it needs a good cleaning of walls and . . . well, all the surfaces, probably paint, new carpet, and maybe some new bathroom porcelain.
