Why bother taking the liability of doing this?

We get alot of stories like Kevins here with new clients where they say the accountant they are working with is making them do something and they are not sure.... sure enough its just what the software defaults to and the old accountant never bothered to dig deeper. 

I wish she has called me first but, hey she didn’t want to bother.

That creates its own opportunity.What's bothering me so much these days are that even Mobile home is rising, it's reaching 450k just for mobile home, it's almost doesn't make sense.

But again these are all accounted for, I'm talking something we cannot account for so it's a moot point to even bother on.

Is there a magic number that attorney won't bother to sue? 

@Andris Linauts I'm finding 1% or better, off-market BRRRR deals (I don't bother with MLS- if it's public info I'm generally not interested).  

If I was a traveling worker, I would not bother trying to rent from you. 

In NYC area is it possible make sure you buy near the subway trains and make sure the tenants have enough money or income to pay the rent sometimes the tenant can bother you and stay rent free for 6 months to 1 year in your property until you get them evicted ,so you need to be careful while house hacking in NYC area the other advantage is you can split the basement into 2 parts with 2 entrances then you can collect more rent making it easier to pay  the mortgage
