So I had some unexpected time before call and needed a break from analysis so I dug a bit as-if I were considering investing into this. 

Break even today, cash cow in a few years type of an approach.  

You can then take some of the profits and buy some quality RE, which will probably just break even for the first years, but that's not why we buy real estate anyway..

if done right, you'll likely break even each month on rent, and you'll have the equity you created via the rehab.

Finding a property manager who will help you and is in your best interest is also important, the property manager can either make or break the investment.
