I recently accepted a $10,000 business credit card with BOA and they are now offering a business loan for a vehicle (2.49% interest vehicle under $50k) I’m not in the market for purchasing a new car.

I spoke with a BoA representative who told me that both Idaho and Indiana won't have the Closing Cost assistance of 7,500, only the Down payment Assistance, where as Arizona has both.

Each additional property purchased or paid off with the line pays off faster than the last with the additional cashflow.It maximizes flexibility, and allows deposits/idle funds to work for me, rather than BoA or Wells Fargo.

"Not have to deploy anymore", if your in the military, you have some great R/E investment potential with your BOA. 

Direct lenders, like most of the big ones, Chase, BOA etc. won't be a good fit for investor loans as they don't fit the typical cookie-cutter buyer that they like.

BoA & US Bank does them, correct.

The Bank of America program I used for this investment was a program for first time home buyers that BOA grants $10,000 for down payment and $7,000 for closing costs.

The big banks you think of (Wells, JP, BoA, etc.) have tightened up on these products.
