The tenants work could be sub-standard (putting you in a really awkward situation) and they might start finding/creating issues throughout the house for them to repair for a rent reduction. 

Like I mentioned, we're flexible and willing to make some initial sacrifices for things like comfort, cost, square footage, awkward floorplans, etc. just so we can begin somewhere and enjoy it the quality of life in a good area.
