I am sure many would  consider other investment strategies besides  continually recycling their capital collecting  homes that are propped up with appraised values that are not attainable if the properties were marketed for sale.

In fact, I think it would be beneficial for everyone involved and could really reduce the stigma on sellers who end up with a failed transaction through no fault of their own.But in a hot market like the one we’re in now, where homes are practically flying off the shelf, it can feel like a waste of money to do all the inspections and checks up front, especially if someone else might snap up the property before you’ve even finished your due diligence.

Are they handling most of the interior design and finish selection, i.e. picking out the white oak flooring and designing the custom built-ins in the study?

I tell people that I start my day with a list of 100 things to do, and by the time i finish the first 10, the list is already back up to 120 and I'm lucky to end the day back at 100.Maybe this is a moment of weakness, but, it sure seems like I have them more and more often and that lifestyle of a passive investor analyzing DST's every 5-7 years, and checking on quarterly reports keeps seeming more and more attractive!  

I can easily come up with the remainder needed to finish off the mortgage, however, that leaves me in a bit of an undesirable spot.

Something in the middle will work fine (unless you have a lot of devices connected (like 12+) in addition to computers.  500k upload speed is generally sufficient.And one more tip to finish.
