The duplex is a 4 bed, 3 bath, 2 car garage with 12 parking spots (The yard was asphalted back in the day).  

Some times you have to pound the pavement to make it rain!

Live as cheap as possible, bike to work, don't eat out, pound the pavement by working 100 hours a week.  

Hello All,Does anyone know an investor friendly contractor for driveway resurfacing in Albany? One of my rental properties has a 900 sqft driveway that needs maintenance.

Very basic build could be done at 120/sf, laminate counters, $1/sf tile/floor, asphalt shingle, etc.

The price is fit to be a regular house, with granite counters and $2-4/sf tiles/floor finish, maybe shaker cabinets, asphalt shingle roof, stucco siding.

You need a place to live regardless.To get 1% or greater numbers, you either need to go out of your market (and that would make it hard to live there), or network like crazy/hit the pavement and go out and find yourself a deal.  

The water meter cover is in her front yard and it is sinking into the asphalt.  

Some will have a minimum number of spaces and pavement requirements in the park.

Asphalt shingle roofs will curl, tabs will break.
